Understanding the 2025–26 Changes to Your Taxes and Utility Bills
Property Taxes – What You’ll Pay
If you own a home in the Town of Antigonish, your property taxes are going up in the 2025–26 fiscal year. Here’s how it breaks down:
- Average (median) capped home value: (last year $200,900) this year $207,800
- Last year’s tax bill: $2,270.17
- New tax bill: $2,701.40
That’s an increase of $431.23 for the year, or about $35.94 more per month.
Waste Levy – A Small Decrease
The cost the Town charges for garbage collection (called the waste levy) is slightly decreasing.
- 2024–25 cost: $338.92
- 2025–26 cost: $336.26
That’s a small drop of $2.66 a year.
Fire Protection Levy – Slight Increase
This helps fund fire services in our community. The rate is increasing slightly, from 4.4¢ to 4.6¢ per $100 of property value.
- 2024–25 cost: $84.38
- 2025–26 cost: $95.59
That’s an $11.21 increase for the average homeowner.
Water and Sewer Rates – What’s Changing?
Your water and sewer bills will also be going up. Here’s why:
- The Nova Scotia Regulatory and Appeals Board approved new water rates starting April 1, 2025.
- The changes apply to most homes, which typically use a 5/8” water meter.
Water:
- Old charge: $100.18 per quarter
- New charge: $105.13 per quarter
You’ll pay $4.95 more each quarter, or $19.80 more per year.
Sewer:
Previously, sewer fees were 66.4% of your water bill. Now they’ll be 85.2%. This means:
- Old cost: $66.52 per quarter
- New cost: $89.57 per quarter
- Increase of $23.05 per quarter, or $92.21 more per year
Combined increase for water & sewer: $112.01 per year, or about $8.24 per month
